The 2025 Tenant's Guide to Renting in Nairobi

Everything from average rents by neighbourhood to the documents you must check before paying a deposit.

Nairobi rents vary enormously by neighbourhood, build quality, and whether the unit is furnished. As a rough baseline in 2025, expect to pay from KSh 45,000/month for a one-bedroom in Kilimani, KSh 50,000+ in Westlands, and well above KSh 120,000/month for a 3-bedroom townhouse in Karen. Studio apartments in Kasarani or Ruaka can still be found from KSh 18,000/month if you're willing to live further from the CBD.

Always insist on viewing the property in person (or via a verified video walkthrough if you're abroad) before paying any deposit. Reputable landlords and HFR-verified agents will never pressure you to pay before viewing — that pressure is the single biggest red flag for a rental scam in Kenya.

Before you sign, ask for: a copy of the title deed, the landlord's national ID, the latest land rate receipt, and a written tenancy agreement. Read the agreement carefully — pay attention to the deposit terms (usually one month's rent), notice period (commonly 60 days), utility responsibilities, and any service charge for shared amenities like lifts, generators, or guards.

Finally, document the property's condition on move-in day. Take timestamped photos of every room, scratch, and existing defect, and share them with the landlord over WhatsApp or email so you have a record. This protects your deposit when you eventually move out.
